Depends..you didn't mention what kind of heat you have..baseboard, forced air, etc...
Makes a big difference..what temp you will keep it at..how old is the town house..middle or end house...good insulation..new windows..ac or not...all make a huge difference. I suggest you call Hydro One and have a print out sent to you for the last year or two for the hydro bills. You can then average out the yearly costs..add some (add lots if you are on the smart meter) and divide by how ever many in the house. Of course you need to realize if one of the rooms remain vacant, you will have to pay the extra rent and utilities..you cannot change any contract with present tenants. Just be sure everything is in writing and signed/dated by the owner and the tenant. If you have baseboard heat, you will be looking at a huge cost for hydro throughout the winter months.
